Zestimate vs. Local CMA: A West Valley Home-Selling Case Study

How did The Biszantz Connection do it?

At The Biszantz Connection, we believe that every home deserves exceptional marketing to attract the right buyers. Here’s a glimpse into how we marketed one of our latest properties, ensuring it stood out in a competitive market.

Captivating Visuals

We utilized a variety of high-quality visual marketing techniques to showcase the home:

Daytime and Twilight Photography: Our skilled photographers captured the home in the best possible light, both during the day and at twilight, highlighting its charm and unique features.

Drone Photography at Dusk: By employing drone photography, we provided stunning aerial views of the neighborhood and the picturesque White Tanks, offering potential buyers a comprehensive perspective.

Personalized Video Tour: Shannon personally walked through the home, creating a video that highlighted the standout attributes of Arroyo Vista, giving viewers an intimate look at the property.

Professional Walk-Through Video: We produced a non-branded, professional walk-through video tailored for MLS, Zillow, and other platforms, ensuring maximum visibility and engagement.

Dynamic Social Media Campaign

Our social media strategy was designed to reach a wide audience and generate buzz:

Top 5 Reasons to Buy Video: Shannon created a compelling video listing the top reasons to buy the home, which was featured on her popular YouTube channel, @ShannonBiszantz.

Targeted Facebook Ads: We ran targeted Facebook ads to a relevant audience in Arizona and California, reaching a highly relevant audience.

High Engagement: The Facebook campaign generated sustained visibility during the listing period.

Extensive Email Campaign: We sent targeted emails to 38,000 agents nationwide, leveraging Shannon’s extensive network built over 20 years. This ensured that the home was seen by the most successful Realtors in the U.S.

Consistent Open House Advertising: We advertised open houses every Saturday and Sunday, never missing a weekend, ensuring continuous exposure.

Zestimate® vs. a Comparative Market Analysis

A Zestimate® and a comparative market analysis answer similar questions in different ways. Zillow describes its Zestimate as a computer-generated estimate based on available public records, MLS information and user-submitted property data. Zillow also states that it is not an appraisal and recommends supplementing it with additional research, an appraisal or a CMA. See Zillow’s explanation of how the Zestimate works.

A local CMA is prepared using relevant market evidence. It can compare recently sold homes with properties that are active or under contract and consider differences in condition, renovations, lot position, views, amenities and current competition. A CMA is also not an appraisal, and neither tool promises the price a buyer will ultimately pay.

How Sellers Should Use Online Estimates

  • Treat an automated estimate as a starting point rather than a listing-price instruction.
  • Check whether the displayed bedrooms, bathrooms, square footage, lot size and improvements are accurate.
  • Compare the estimate with a current local CMA and the home’s actual condition.
  • Record the date of any estimate used in a case study because property data and valuation models can change.
