Westbrook Village is an established age-qualified community in north Peoria with approximately 3,910 homes, two recreation centers and two golf courses. Its eligibility structure differs from many nearby communities commonly described as 55+, so buyers should verify the current rules rather than relying on a generic active-adult label. Housing type and association obligations also vary across the community.

Westbrook Village at a Glance

  • Established age-qualified community in Peoria, Arizona
  • Approximately 3,910 homes with single-family, patio-home and condominium options
  • Two recreation centers, two golf courses, pools, fitness, sports, clubs and social programming
  • Age eligibility differs from many traditional 55+ communities and requires specific verification
  • Some properties have additional association fees and maintenance arrangements

Age eligibility is a key differentiator

Westbrook Village's recorded age requirements are often described differently from the standard 55+ shorthand used elsewhere. Confirm the current community and federal-law compliance requirements for every intended occupant before making an offer. Do not rely on an old listing, a neighbor's understanding or a third-party community directory.

Single-family homes, patio homes and condominiums

Property type changes the ownership experience. A single-family home may place more exterior and yard responsibility on the owner, while a patio home or condominium may include additional maintenance through a sub-association. Review every association, budget, reserve study, insurance responsibility and assessment attached to the exact parcel. A low-maintenance label is meaningful only when the documents define what is actually covered.

Golf and recreation expenses

Two golf courses and two recreation centers create substantial lifestyle value, but golf expenses should be separated from community and sub-association costs. Ask which recreation privileges accompany ownership, what carries a separate fee, how guests are handled and whether memberships transfer. Non-golfers should evaluate the pools, fitness, sports, clubs and social spaces they expect to use.

Home age and inspection priorities

Because Westbrook Village is established, system age and maintenance history can be more important than fresh finishes. Inspect roof underlayment, HVAC, windows, plumbing, electrical equipment, drainage, exterior coatings, additions, pool equipment and solar obligations. Confirm permits and association approval for patio enclosures or other significant modifications.

Peoria convenience and community comparisons

Westbrook Village offers access to Arrowhead-area shopping, restaurants, healthcare and major roads. Compare it with Sun City West for community scale and recreation structure, or Trilogy at Vistancia for a more resort-club-oriented north Peoria setting. Test the drives and services that matter to your weekly routine.

Shannon's Local Perspective

Westbrook Village can offer an excellent balance of Peoria convenience, recreation and housing variety. Buyers should slow down at the document stage, because age eligibility, property type and sub-association responsibilities can differ in ways that are not obvious during a home tour.

Golf Courses

The Lakes Course

The member-owned golf club’s first course was the Lakes course which was designed by renowned architect Ted Robinson.

The Lakes course presents a reasonable challenge to everyone it encounters with its rolling hills, enormous trees, and collection of Lakes. The final two holes will determine the outcome of your play, and the greens are a little more sloping than the Vistas. Two signature holes include the par-3 17th is a 185-yard hole that is entirely over water with a confined landing area and the 530-yard dogleg right par-5 18th hole where water runs the whole length of the right side.

The Vistas Course

The Vistas, which is situated on Union Hills between 83rd and 91st Avenues, was bought by the members in 1994 from the neighborhood’s original developers. The course was created by the famous Ken Cavanaugh to be a challenging but welcoming course for all ability levels.

The traditional par 72 golf course features everything a golfer could ask for, including water shots, guarded greens, transition sections through the desert, and a risk-reward drivable par 4. The Vistas are a fantastic opportunity to improve your game and build confidence.
