I would not call it the right fit for someone who prioritizes walkability, mild summer weather or a frequent commute across the Phoenix metro area.

Surprise sits in the northwest portion of the greater Phoenix area. It is part of the West Valley and is near Sun City, Sun City West, Peoria, Glendale, Buckeye and Goodyear.

Downtown Phoenix, Scottsdale and the East Valley are reachable, but drive time changes significantly based on traffic, the time of day and your exact starting point.

When I work with a buyer who is retired, works remotely or spends most of their time in the West Valley, Surprise can feel very convenient. When someone commutes across the metro area five days a week, I strongly recommend driving the route during the actual hours they expect to travel before choosing a neighborhood.

What I tell buyers about growth: Growth creates both opportunity and friction. Residents gain more shopping, dining, healthcare and services, but they may also experience construction, traffic changes and development moving faster than infrastructure in some areas.
