Arroyo Vista Lane: A Tale of Challenges, Triumphs, and Happy Endings

Selling a home is always an adventure, and 16277 Arroyo Vista Lane in The Grand was no exception. I had the privilege of representing the sellers, Myrna and Alex, a delightful couple from the far reaches of eastern Canada. For the past 15 years, they cherished their home for only a few months each year, which brought unique opportunities and challenges to the table.
The Journey Begins
Our journey started through a mutual friend here in The Grand. Myrna and Alex, who enjoyed their seasonal visits, had not replaced the roof, windows, or HVAC system – crucial elements for buyers in our desert climate. Addressing these potential concerns upfront was essential to ensure a smooth transaction.
A Home with Unique Charm
What immediately struck me about 16277 Arroyo Vista Lane was its light-filled interior. This Cordova Model boasts nearly 2,600 square feet of living space, with formal rooms instead of a “great room” off the kitchen. While the Verbena and Cordova floorplans were the bees’ knees in the 80s and 90s, today’s buyers often prefer the more casual, open layout of a great room. Most Cordova owners have knocked down the interior wall leading to the kitchen, creating a vast, inviting space.
The home’s exposure maximizes sunlight throughout the day without the blinding morning brightness of east-facing homes, making every room warm and inviting.
Strategic Marketing and Staging
To tackle the challenges of its original condition, Delores and I devised an extensive social media and advertising plan for Arroyo Vista. My background in marketing and sales helped us quickly pinpoint the home’s strengths and center our strategy around them. We selected a photographer with a knack for architectural photography to capture stunning twilight shots, showcasing the home’s best features.
The soaring ceiling heights of the Cordova Model were a major highlight. The backyard, with its mature foliage, provided an intimate and private entertaining space – perfect for gatherings. My video walkthrough was both informative and cheeky, making light of hosting guests and grandkids, some of whom might not be as welcome as others!
After strategizing with Delores on how to market Arroyo Vista and differentiate it from other listings in The Grand. We had the following plan:

Every Saturday/Sunday advertised open houses… yes… we didn’t miss a weekend!
Despite our marketing efforts, we faced the significant hurdle of the home’s original HVAC, roof, and windows. But the Biszantz Connection Team persevered. We held open houses every Saturday and Sunday, ran targeted social media ads weekly, and continuously highlighted our open houses across all social media channels and platforms. Our persistence paid off.
Finding the Perfect Buyers
We eventually found a wonderful couple moving from Cave Creek, Arizona, to The Grand, eager to enjoy all the fantastic benefits this community offers. This Friday, we close on Arroyo Vista, and I couldn’t be prouder. We fulfilled Myrna’s biggest wish: that the new owners would love and enjoy the home as much as she and Alex did for 15 years.

As I prepare to hand over the keys, I’m thrilled to see how excited the new owners are to make 16277 Arroyo Vista Lane their home.
